Each service below lists what it covers and — just as importantly — what it does not. If a job needs something outside these lists, we will tell you before you book rather than after we arrive.

RES

Residential Cleaning

Weekly, biweekly, or one-time visits. Kitchens, bathrooms, floors, and everything in between.

Includes

Kitchens, top to bottom — Counters, backsplash, exterior of appliances, and sink degreased.
Bathrooms, fully sanitized — Toilets, showers, tubs, mirrors, and countertops disinfected.
Every floor, edge to edge — Vacuumed and mopped, including corners and under furniture we can move.
Dusting, top to bottom — Shelves, sills, baseboards, and ceiling fans — not just what's at eye level.
Beds & tidying — Beds made, rooms straightened, linens changed if provided.
Trash & recycling — Emptied, bagged, and bins re-lined before we leave.

Does not include

Exterior windows, balconies, patios, and garages.
Laundry beyond changing linens you have left out.
Dishes beyond loading or emptying a dishwasher.
Moving furniture heavier than one person can shift safely.
Pet waste, litter trays, and biological cleanup.
Mold remediation, pest treatment, and any work requiring a contractor licence.

Typical duration: 2–4 hours for most homes, depending on size and condition.
Performed by: AVR Services Corp personnel. We do not subcontract residential work.
Florida sales tax: Not applicable. Residential cleaning is not taxable in Florida.

COM

Office & Commercial

After-hours cleaning that has your workplace ready before the first employee walks in.

Includes

Every workstation & common area — Trash and recycling collected and re-lined.
Restrooms, fully serviced — Sanitized and restocked with paper and soap.
Floors, by surface type — Vacuumed, mopped, or dust-mopped depending on flooring.
Kitchens & break rooms — Counters and appliance exteriors wiped down.
High-touch points — Door handles, light switches, and elevator buttons disinfected.
Glass & entryways — Entrance glass and interior windows kept streak-free.

Does not include

Exterior windows above ground level, and exterior pressure washing.
Parking lots, garages, and parking structures.
Biohazard, sharps, and regulated medical waste — including in medical suites. Sharps containers must be serviced by a licensed vendor.
Mold remediation and pest treatment.
IT equipment interiors, server rooms, and anything behind a locked cabinet.
Stocking of supplies we did not agree to provide in the quote.

Typical duration: Scoped per site. Most offices under 5,000 sq ft take 1.5–3 hours per visit.
Performed by: AVR Services Corp personnel. Certificates of insurance are commonly requested by property managers — email us with your building's requirement and we will respond with what we can provide.
Florida sales tax: Applies. Nonresidential cleaning is taxable at the state rate plus the Broward County surtax, shown as a separate line on your invoice.

DEEP

Deep Cleaning

Baseboards, vents, behind the fridge — the spots a regular clean skips.

Baseboards, trim & doors — Hand-wiped, not just passed over with a duster.
Vents & fixtures — Air vents, light fixtures, and ceiling fan blades dusted.
Behind & underneath — Movable appliances — fridge, stove, washer, dryer — pulled out where safe.
Grout & tile — Grout lines scrubbed, not just the tile surface.
Cabinets & microwave — Cabinet fronts wiped and microwave interior degreased.
Windows, sills & tracks — Interior glass, sills, and tracks cleared of dust and grime.

Does not include

Anything on the residential exclusion list — exterior windows, garages, laundry, pet waste.
Carpet steam extraction, which is a separate service.
Wall washing and ceiling cleaning beyond removing visible dust.
Grout re-sealing, re-grouting, or repair. We clean grout; we do not restore it.
Appliances that cannot be moved safely by two people, or that are plumbed or gas-connected.
Mold remediation. Surface mildew on a tiled bathroom is a cleaning task; anything beyond that needs a Florida-licensed remediator and we will say so.

Typical duration: 4–8 hours, and occasionally a full day. Condition matters more than square footage.

MOVE

Move In / Move Out

A fully reset space for your next chapter, whether you're arriving or leaving.

Includes

Every room, inside the cabinets — Closets, cabinets, and drawers emptied and wiped inside and out.
Appliances, inside and out — Oven, refrigerator, and dishwasher cleaned, not just wiped down.
Bathrooms, fully sanitized — Fixtures and grout included, not just surfaces.
Baseboards, vents & switch plates — The details a walkthrough checks for.
Every floor — Vacuumed and mopped throughout the space.
Trash removal & walkthrough — We haul it out and sign off with you at the end.

Does not include

Occupied homes. If you are still living there, Residential or Deep Cleaning is the correct service.
Removal of furniture, appliances, or belongings left behind. We clean an empty space; we do not empty it.
Bulk trash haul-away beyond the bags our own work produces.
Carpet steam extraction, which is a separate service and is often booked alongside this one.
Painting, patching, and any repair a landlord may also require.
A guarantee that a specific landlord will accept the result. We clean to our checklist; deposit decisions are theirs.

Typical duration: 4–8 hours for most units. Kitchens and ovens drive the number.

CRPT

Carpet & Upholstery

Steam extraction and spot treatment for carpets, rugs, and furniture.

Includes

Steam extraction — Hot water extraction on carpets and area rugs, not just surface shampoo.
Pre-treatment — High-traffic paths and visible stains treated before the main clean.
Upholstery — Sofas, chairs, and cushions cleaned with fabric-safe methods.
Spot treatment — Pet stains, wine, and other common marks treated directly.
Deodorizing — Available on request for pet odor or general freshness.
Fast-dry process — Most traffic areas are walkable again within a few hours.

Does not include

Permanent stains. Bleach damage, dye transfer, pet urine that has reached the subfloor, and old set stains often will not come out. We say so before starting, not after.
Carpet repair, re-stretching, patching, and re-installation.
Leather, suede, silk, and antique or unlabelled upholstery, which need a specialist.
Oriental and hand-knotted rugs requiring off-site immersion cleaning.
Subfloor treatment, padding replacement, and odour work below the carpet backing.
Mold remediation. A musty smell after water intrusion is not a cleaning problem.

Typical duration: 2–4 hours for most homes. Drying takes several hours more.

BUILD

Post-Construction

Dust, debris, and residue cleared out after a renovation or new build.

Every surface, dusted — Including cabinet tops and light fixtures most cleans skip.
Windows & tracks — Construction film and residue cleared from sills, tracks, and glass.
Floors, fully de-dusted — Vacuumed and mopped, including inside closets.
Fixtures, vents & switch plates — Wiped free of drywall dust.
Cabinets — Interiors and exteriors wiped down before move-in.
Final detail pass — A corner-to-corner walkthrough before we call it done.

Does not include

Bulk debris, offcuts, packaging, and dumpster loading. The general contractor clears these before we arrive.
Paint overspray removal, adhesive removal, and scraping cured material off glass or tile.
Duct and HVAC interior cleaning, which needs a licensed contractor.
Exterior surfaces, site cleanup, and pressure washing.
Punch-list repairs, touch-up paint, and caulking.
Work while trades are still on site. Dust generated after we finish is not covered by the re-clean window.

Typical duration: Scoped per project. A single-family new build is usually a full day or more.

What we never do, on any job

Mold assessment or mold remediation. Florida licenses these under Fla. Stat. Ch. 468, Part XVI, and we do not hold that licence.
Biohazard, trauma, crime-scene, bodily-fluid, sharps, or medical-waste cleanup.
Pest control or pest-infestation cleanup.
Exterior pressure washing, parking lots, and parking structures.
Any work requiring a contractor's licence — electrical, plumbing, roofing, or structural.

About the products we use

We use commercially available cleaning products according to the manufacturer's label directions, including any dwell time or re-entry interval printed on the label. We make no claim about pathogen kill rates and we do not offer disinfection as a regulated service. If someone in the building has a specific sensitivity, tell us before the visit and we will match the product to it — or use products you supply.
